Execution only to setup a SMSF.

I was referred a client who wants to set up an SMSF and buy an investment property. If someone comes to me requesting to set up an SMSF, can I complete this under execution only? if I need an SOA – reasons why this advice is appropriate – because you wanted an SMSF…???

Property being outside of the financial servies scope also wouldn’t be in the SOA?

I want to – establish the SMSF under an execution only – they can go buy the property as that is all separate to me. Provide an SOA on how to invest the remaining funds, insurances etc. thoughts?
